JAKARTA- Infrastructure development developed in the Bekasi Narogong area such as the railroad network and also the JORR2 toll road has a positive impact on the property sector. One of them is felt by Gunas Land, the developer of Vida Bekasi is launching a Town Center that will be integrated with Vida Bekasi.
Vida Bekasi Director Edward Kusma said investors including property developers positively welcomed the construction of two toll roads flanking Narogong. One of the leading property companies is Gunasland, developer of Vida Bekasi, an integrated area of 140 hectares located in Narogong.
"We show a positive welcome by preparing a 15 hectare special area to be built into the Vida Bekasi Town Center. Special, the center will be built integrated with public spaces on the edge of an artificial lake, "said Director of Vida Bekasi Edward Kusma, in a press release, Jakarta, Friday (9/21).
According to him, Vida Bekasi Town Center The concept is to accommodate a variety of public activities so that it will be equipped with lifestyle centers, hospitals, campuses, arts centers, offices, hotels to apartments. "Our hope is that the mixed area of Vida Bekasi in Narogong can become like Mega Kuningan on Casablanca street," he said.
"The development of the Vida Bekasi town center is certainly in line with the concept of the distribution of the intensity of activities and development that will push Bekasi to become an integrated and sustainable region.
Ardzuna Sinaga, Urban Director, a consultant who is working on the Narogong area revitalization plan, said that Narogong has the potential to become a Bekasi golden corridor. This is because the face of Bekasi city will change more, in addition to the Kalimalang area development plan that will be built like in Korea and the West Java railroad network that will be expanded as in Europe, Bekasi is also preparing to welcome the JORR 2 toll road in the Cimanggis Cibitung toll road, and the Japek toll road (Jakarta- Cikampek) Selatan that connects Jatiasih to Purwakarta.
The two toll roads will intersect with the primary arterial road in South Bekasi, namely the Narogong Highway, making the Narogong area a potential location for rapid growth. Stretching 12 km from North Bekasi towards Cibubur, the Narogong highway will have toll gate access to JORR 2 in the area of Cileungsi and South Japek in Bantar Gebang.
This reinforces the belief that one day the South Bekasi area, especially Narogong, will develop into a central business district with multi-storey buildings.
"If we imagine, the premium area in Narogong will be between two JORR 2 and Japek Selatan toll roads like the Casablanca road in Jakarta, which connects the Sudirman road with the Rasuna Said Kuningan road. With traffic from two toll roads, at least in the next 5 to 10 years, Narogong will become a new integrated business area in the city of Bekasi, "Ardzuna Sinaga said.
He explained, the existence of this Narogong toll road will be the only area in Jabodetabek which has two toll gate access at close range. Therefore, the Narogong strategic corridor requires comprehensive transportation and infrastructure planning.
"Bekasi City Spatial Planning Department Head Erwin Guwinda revealed Narogong's views in the future. "In theory, the trade follow the ship, where transportation exists, trade will definitely grow. In this context, the growth of new urban space in addition to commercial and residential, "said Erwin.
According to him, CBD development in Narogong must pay attention to environmental aspects. CBD in Narogong should not be built massively, for example with a maximum building height of 20 floors and with an area tailored to the needs of the community.
"Narogong is expected to complement other business areas, but this time must be better structured for utilities and drainage," said Erwin.
According to data reported by Jasa Marga's official website, JORR 2 Cimanggis Cibitung Toll Road is targeted to be operated from the end of 2019. While the Japek toll road is now in the location determination stage, and will start construction in the regions Sadang, Purwakarta in 2019.
